The builder is to have full charge of building until completed. Builder to obtain permits and see that all construction complies with state and local regulations. Particulars EXCAVATION AND LANDSCAPING: Excavation: To depth required by plans. ROUGH GRADING: That area of the lot which is torn up during construction will be rough graded. FINISH GRADING: That area of the lot which is rough graded, will be finished graded, raked, and seeded. Remainder of lot shall be left natural. Healthy shrubs to be planted in front of each townhouse with mulch bed. FIREPLACE: Gas fireplace in corner of living room FOUNDATION: To be poured concrete, 2500 pound mix, 10” thick walls on 2’x1’ footings. Rolled tar applied to exterior walls below grade. STEPS: To be built according to grade. PARKING LOT: To be asphalt, two coats coarse and fine. SEWER AND WATER: Connected to city systems. Water service to be copper. CONCRETE FLOOR: To be poured concrete, 3,000 pound mix, 4” thick. REAR PATIO: 10’ X 10’ concrete patio. CARPENTRY: 2 X 4 construction on exterior walls and interior partitions, 2 x 10 floor joists on first floor, 2 x 10 floor joists on second floor, 2 x 6 ceiling joists and 2 x 8 roof rafters. All exterior plywood to be ½” cdx and all interior subflooring to ¾ osb. (All framing to be 16” on center) ROOFING: Architectural, 25-year self-sealing asphalt shingles. SIDING: To be vinyl, front, rear and sides. GUTTERS AND DOWNSPOUTS: Aluminum, to match house or trim color as close as possible.
Front- to be single insulated. Front and rear door to be Harvey vinyl sliders. Windows to be Harvey double hung, tilt take out, double pane vinyl series with screens. PLUMBING: Provide a complete system throughout including washer and dryer hookups off the kitchen. Kitchen sink to b single bowl stainless steel 18” with single lever faucet with spray. All plumbing fixtures to be standard modes (Symmons shower valves, Eljer or Delta faucets or equal) garbage disposals are included. Kohler sinks and toilets, and fiberglass tubs and shower stalls or equal. ELECTRICAL: Provide a complete system as required by code. 150 amp service. Cable connections in living room, family room, (bedroom) and second floor bedrooms. Phone jacks in all rooms. INSULATION:
9” in attic R-30 HEATING AND COOLING: To be forced hot air by gas, Central A/C Super Store hot water heater 40 gallon. INTERIOR WALLS: To be ½” blue board with a skim coat of plaster, textured ceilings and closets. PAINT: Interior walls, one primer coat and 2 finish coats. Exterior trim to be paint with 2 coats of latex. INTERIOR TRIM: To be pine throughout, stock patterns, one piece baseboards. Doors to be six panel molded doors. FLOORS: Kitchen and living room to be hardwood. Bedrooms to be carpet. Tile in baths and lower level hall. Staircases to be hardwood. $20.00 per yard allowance. APPLIANCES: Stainless steel stove and dishwasher.
